Plot sizes and configuration: Plots are offered from around 1,350 sq. ft. up to 4,500 sq. ft. — broadly 150 to 500 square yards. That range is deliberately wide. A 150-yard plot suits a compact family home built over two or three floors; a 500-yard parcel gives you room for a proper villa with a lawn, setbacks and independent parking. Few projects on the corridor cover both ends of that spectrum inside one gated boundary.
Amenities and planning: The township is planned with landscaped gardens, jogging and cycling tracks, dedicated children’s parks, meditation zones and clubhouse facilities. Location advantage: Sector 22A places you close to the Film City site, the F1 circuit and the ICC-standard cricket stadium, with direct expressway access toward Noida, Delhi and Agra. For buyers whose thesis is airport-led appreciation, this pocket is among the most defensible on the corridor.
Who it suits: Buyers who want scale, brand comfort and flexibility in plot size — and who are comfortable with a project still moving through its development phase rather than one offering immediate possession.
ATS Province D Olympia Plots Yamuna Expressway
ATS Province D Olympia is ATS HomeKraft’s plotted offering in Sector 22D, and it takes a deliberately more exclusive approach. The township covers roughly 70 acres and releases only around 600 plots — a low-density brief that leaves a reported 80% of the site as open and green area.
Plot sizes and configuration: Sizes are focused rather than sprawling: 150, 210 and 270 square yards. This is a clear positioning choice. ATS is not chasing every budget segment; it is targeting buyers who want a well-proportioned independent home in a curated community, without the very small or very large extremes.
Amenities and planning: The project is built around an approximately 8-acre themed recreational park, with a modern clubhouse featuring a swimming pool, home theatre, indoor badminton and basketball facilities. Security runs on a three-tier system. Crucially, the township fronts a 45-metre-wide sector road — road width is one of the strongest long-term predictors of plot value, and this is a genuine advantage.
Timeline: Possession is scheduled for 2028. That is a real consideration. You are buying into a plan, not a completed neighbourhood, so payment schedule, construction-linked milestones and the developer’s delivery record should all factor into your decision. Whichever project you shortlist, verify the RERA registration number on the UP-RERA portal yourself, read the payment plan in full, confirm what is included in the quoted rate, and check the exact plot number and orientation on the sanctioned layout. Corner, park-facing and wide-road plots carry premiums for good reason — but only if the paperwork supports what you have been shown.
