For years, landlords have relied on trusty spreadsheets, handwritten notes and end-of-year accountant miracles to handle their taxes. But in the post-MTD world, that approach won’t work anymore. 

With HMRC’s Making Tax Digital (MTD) regime tightening its grip, landlords clinging to manual methods are not only risking penalties, they’re putting their entire property business in jeopardy. And no, that’s not an exaggeration. 

The Spreadsheet Hangover 

Spreadsheets were once a badge of honour, a way to show you were hands-on and financially sharp. But they were never designed to report quarterly to HMRC. 

Under MTD for Income Tax, landlords earning over £50,000 will be required to submit digital updates every quarter and those earning over £30,000 will follow in 2027. That’s four times the work, with much stricter rules about how data is recorded and submitted. “Cut and paste” simply doesn’t cut it anymore. 

Worse still, spreadsheets don’t leave an audit trail. If HMRC challenges your figures, you’ll need a digital paper trail and that means using software that’s MTD-compatible. This is where the real threat lies: landlords who fail to comply could face penalties, interest and audits they’re simply not prepared for.

Here’s the hard truth: if you’re still doing your taxes in Excel or relying on your cousin’s friend who “knows QuickBooks,” you’re falling behind. HMRC isn’t waiting and neither are your competitors. 

Making Tax Digital software for landlords isn’t just about ticking boxes. It’s about professionalising your approach. Today’s landlord is no longer a hobbyist, they’re a business owner. And businesses use systems. 

Just as you’d never advertise a flat without professional photos, you shouldn’t handle taxes without professional software.
